Continental Mapping provided an ALTA survey and aerial mapping for the USACE Tulsa District for an old General Motors assembly plant which is now being leased by the bordering Tinker Air Force Base in Oklahoma City, OK
The purpose of this survey was to obtain a new ALTA/ACSM Land Title Survey for the site. The survey was conducted and a new plat of survey was developed that complied with the Minimum Standard Detail Requirements for ALTA/ACSM Land Title Surveys as adopted by the American Land Title Association and the National Society of Professional Surveyors. The survey also met the Oklahoma Minimum Standards for the practice of land surveying as adopted by the Oklahoma State Board of Licensure of Professional Engineers and Land Surveyors.
The site covers approximately 440 acres of heavy industrialized land. The locations of existing utilities were determined from a combination of field observations and record information. The legal description of the site includes nine separate exceptions that revealed several variations of direction and distance along common lines. Many of the legal descriptions also included inadequate information in describing non-tangent curves. Continental Mapping’s survey crew reset 36 of the required 49 corner monuments that delineate this property.
In addition to the land survey, Continental Mapping acquired new, color imagery of the project site to adequately achieve the required horizontal and vertical precision to meet the ALTA specifications. The resulting 1”=50’ imagery was used to develop above ground planimetric mapping for all topographic features such as roads, sidewalks, tanks, fences, utilities, etc. All mapping was required to meet or exceed ASPRS Class 1 Map Accuracy Standards.
